We've been doing residential projects since the firm started, and honestly, it's some of the most rewarding work. You're creating someone's daily backdrop, their refuge. We start with how you actually live - not some magazine fantasy - and design around that. Got a weird sloped lot? Love natural light but hate feeling exposed? We figure it out together.

Includes: site analysis, concept sketches, full construction drawings, permit coordination, material selection guidance, and we'll stick around through construction if things get weird (they often do).

Commercial work's a different beast. You're balancing brand identity, traffic flow, employee wellbeing, and oh yeah - making sure the thing turns a profit. We've done everything from boutique storefronts to mid-size office buildings, and the key is understanding what success looks like for YOUR business.

Our absolute favorite thing to geek out over.

This is where the magic happens for us. Taking a building with 80, 100, 150 years of stories and giving it another chapter - that's special. We're not talking about slapping on fake historicism; we mean proper research, finding the right craftspeople, and making tough calls about what to preserve vs. what needs modern intervention.

Our process: historical documentation, condition assessments, heritage designation support, sympathetic design integration, sourcing period-appropriate materials, and working with heritage consultants and city planners who can be... particular.

Sustainable Construction Consulting

Green building without the greenwashing.

Everyone says they're sustainable now, right? We actually dig into the numbers. What's your realistic budget? What'll save you money long-term vs. what's just trendy? BC's climate gives us some great opportunities - passive solar gains, rainwater management, smart ventilation that doesn't cost a fortune to run.

We cover: energy modeling, LEED consultation (if you're into that), material lifecycle analysis, passive house principles, and connecting you with rebate programs. We'll also talk you out of stuff that sounds cool but won't work in Vancouver's weather.

Interior Space Optimization

Making every square foot earn its keep.

Vancouver real estate prices are nuts, so wasting space is basically burning money. We look at your floor plan with fresh eyes and find potential you didn't know existed. That awkward hallway? Dead corner? Weirdly proportioned room? There's usually a fix that doesn't involve knocking down load-bearing walls.

This includes: spatial analysis, furniture layouts, built-in solutions, lighting design, storage strategies, and sometimes just rearranging what's already there. We're not interior decorators (different skillset), but we'll set up the bones perfectly.

Landscape Architecture Integration

Your building doesn't exist in a vacuum.

Too many architects design a building and treat the landscape as an afterthought. That's backwards. The connection between your structure and its surroundings - that transition from inside to outside - is crucial, especially in BC where we're blessed with actual seasons and vegetation that doesn't just survive but thrives.

We coordinate: site grading, drainage solutions, hardscape design, garden integration, outdoor living spaces, native planting strategies, and we work with landscape architects when the project scale demands it. Your building should enhance its site, not fight it.

Refining the design, picking materials, getting detailed. This is where it starts feeling real.

Construction drawings, specs, permit applications. The boring but critical stuff.

Bidding & Negotiation

Getting contractor quotes, helping you make sense of them, value engineering if needed.

Construction Support

Site visits, answering contractor questions, dealing with surprises (there are always surprises).

Timeline and cost vary wildly depending on project complexity, but we're upfront about fees and don't spring surprises. Most residential projects take 3-6 months for design, then however long construction takes (which we don't control, but we'll give you realistic estimates).
